The Process
Whether you are buying your first home or you have purchased several homes, purchasing a home is a major process. The only way that Michael and Suzanne can only do their jobs is if you share your needs and wants with them along with that make sure that Michael and Suzanne are fully aware of your financial situation, down payment, credit concerns and most importantly what your monthly comfort level is for a payment. Don't spread this information around, just share it with Michael and Suzanne - it's no one else's business.
Once Michael and Suzanne assist you in finding your next home you will sit down and start putting together a purchase agreement that is presented to the home seller. These are the steps to writing a Purchase Agreement.
Review the price and terms that you wish to offer to the seller. (i.e., the type of financing, possession date, and any other terms conditions you feel necessary to satisfy your needs.)
You will read the Purchase Agreement through with Michael and Suzanne to make sure that you completely understand it. Make sure that the Purchase Agreement says exactly what you expect the seller to do and exactly what you are expected to do. Once it is excepted, don't think that it is easy to change.
Once your purchase agreement is signed Michael and Suzanne will then meet with the seller and their agent and present your offer. The seller(s) have three options (1) to accept; (2) to reject; (3) to counter your offer. If there is a counter then you have to review the counter and decide if you are willing to accept the counter, or if you also are going to counter. This takes place until all parties come to an agreement.
Once the offer is accepted you will then meet with the loan officer to get the financing started for your new home.
After all the paperwork is done, there will be a closing set up to go through all the paperwork associated with the transferring of the property.
This is a basic outline of the buying process. Don't be overwhelmed by the whole process, with Michael and Suzanne working for you, there will always be someone who is on your side, both before and after the sale.
